An asphalt shingle is a mat soaked in asphalt with stone granules pressed on top. The granules take the UV beating so the asphalt doesn't. When you see granules collecting in gutters and bald patches on shingles, the sun is now cooking the asphalt directly, and the countdown gets fast. Architectural (laminate) shingles run thicker and handle GTA wind better than old 3-tab, which is why almost nobody installs 3-tab here anymore.
The parts that actually leak
Shingles get the blame, but most leaks start at the details: flashing around chimneys and skylights, valleys where two slopes meet, plumbing vent boots that crack after ten summers, and nail pops that back out through the mat. That's good news. Detail fixes cost hundreds. It's also why a roof can leak at 12 years old and still not need replacement. Get the leak diagnosed, not the whole roof condemned.
Ventilation, the part every cheap quote skips
Your attic needs to breathe: intake at the soffits, exhaust at the ridge. Block that airflow and summer attic heat bakes shingles from underneath while winter moisture condenses on the underside of the deck and rots it. Ice dams? Mostly a ventilation and insulation problem wearing a roofing costume. If a quote doesn't mention ventilation, the estimator didn't go in the attic, and you should ask why.
Reading a roofing quote like a pro
Look for five things: full tear-off (not an overlay), ice-and-water shield along eaves and valleys (code in most of the GTA), new flashing rather than reused, the shingle line and wind rating in writing, and disposal included. Then look for the WSIB clearance and liability insurance. A crew on your roof without WSIB coverage is your financial problem the second someone slips.

Things people get told (that aren’t quite true)
“A leak means the roof is done”
Most leaks are detail failures: flashing, boots, one valley. If the shingle field still holds granules and lies flat, a repair buys years. A roofer who quotes replacement without walking the attic is selling, not diagnosing.
“New shingles fix ice dams”
Ice dams come from attic heat melting snow that refreezes at the cold eave. That's insulation and ventilation. New shingles under the same bad attic will dam up exactly the same. Fix airflow first; it's cheaper.
“Roofs last 25 years, the package said so”
That's the shingle warranty under lab conditions, not a Toronto roof with 60 freeze-thaw swings a winter and July sun. Around here a good architectural roof gives 18–22 years. Plan on that and be pleasantly surprised.

Questions we hear every week
What does a new asphalt roof cost in Toronto in 2026?
Most detached GTA homes fall between $5,500 and $12,000 for a full architectural-shingle replacement, including tear-off and disposal.
Repair or replace?
If shingles are curling across whole slopes or the roof is 18+ years old, replacement wins. Wind-lifted tabs or one leaking flashing is a $400–$1,500 repair.
When is the best season to roof in Ontario?
Late spring through early fall — shingles seal best in warm, dry weather. Book before the fall rush for the best scheduling.
How long does a re-shingle take?
One to three days for most homes, weather permitting.
