What GTA Basement Waterproofing Costs Per Foot Before the Fall Rains

Toronto basements flood in October because cracks don't fix themselves in the summer. We have been doing this since 1979, and every fall we get the same calls. Homeowners notice water after the first heavy rain. By then the backlog is long and the ground is cold. Summer is when you want to look at your basement walls.

Most people want a simple number. Fair enough. In the GTA, full exterior basement waterproofing usually runs between $4,000 and $12,000 for a typical home. That is a wide range because the job changes a lot from house to house. Excavation, access, wall height, and how far down we have to dig all move the price.

Per Linear Foot Pricing

A lot of contractors quote by the linear foot. For exterior waterproofing you can expect somewhere in the range of $250 to $400 per foot, depending on the site. That usually includes digging, cleaning the wall, applying a membrane or coating, installing drainage, and backfilling. If we are repairing cracks or patching concrete first, that is extra.

Interior waterproofing is cheaper upfront. It does not stop water from getting in. It manages water after it enters. For some homes, especially where excavation is tight or you have finished landscaping, interior is the practical choice. For others, it is a Band-Aid.

When Underpinning Comes Into It

Underpinning is a different job. It is not waterproofing. We dig under the footing in sections and pour new concrete to lower the basement floor. Most homeowners in Toronto do it to get more ceiling height or fix a sagging foundation. It is priced per linear foot, but we will not quote it without seeing the site. Soil, depth, and structure change too much from house to house.

Underpinning can help with moisture if your basement is constantly damp from below grade, but only because it gives you room for proper drainage and a slab. Do not underpin just to fix a leak. Fix the leak first. Then decide if you want more headroom.

What Moves the Price

The Tradeoffs

Exterior waterproofing fixes the problem at the wall but tears up your yard. Interior drainage is less disruptive and cheaper, but it leaves the hydrostatic pressure against your foundation. Underpinning gives you height and a fresh slab but it is a major structural job. You do not want a crew that confuses the three.

Get a couple of quotes. Ask what is included. Make sure the quote covers excavation, disposal, materials, backfill, and finishing. Some low quotes leave out the disposal or the weeping tile. By October you will know why that matters.
