How much does basement finishing cost in the GTA?
Open-concept rec rooms typically run $45–$70 per square foot. Add a bathroom, kitchenette or legal suite requirements and budgets land between $50,000 and $120,000 for most Newmarket, Vaughan and Richmond Hill homes. We quote line by line.
Is my basement dry enough to finish?
We check before we build, every estimate includes a moisture and foundation look-over. If there's a problem, we fix it first (we do waterproofing in-house) instead of hiding it behind drywall.
Do I need a permit to finish my basement?
In most York Region municipalities, yes, especially for bedrooms, bathrooms or second suites. We prepare the drawings and pull the permits as part of the job.
Can you build a legal basement apartment?
Yes. Second suites are one of our most-requested projects in Newmarket and Bradford. We handle egress, fire separation, sound ratings and the inspection schedule.
What about low ceilings?
Most basements have at least one duct run that fights you. We re-route what can be moved and box what can't, done well, bulkheads read as design, not compromise.
How long does it take?
A straightforward rec room is 4–6 weeks. Suites with kitchens and bathrooms run 8–12 weeks including inspections.
